How to Check a Turkish Title Deed (Tapu) Before Buying

Checking the tapu before buying means confirming from current Land Registry (Tapu ve Kadastro) records that the seller is the lawful owner, that there is no mortgage, attachment or other restriction, and that the property type and status (construction servitude or condominium title) match what you are being sold. A copy of the deed from the seller is not enough; what counts is the register on the transaction date.

What to check

  • Owner and shares: does the name match the seller; with shared title (hisseli) all owners must take part.
  • Property type: residence (mesken), building plot (arsa) or field (tarla).
  • Mortgage (ipotek): must be released before or at the transfer.
  • Attachment (haciz) and injunctions: restrict the sale — buying with them is risky.
  • Annotations (şerh, beyan): lease annotations, pre-emption rights, sale bans — understand them before signing.
  • Building status: kat irtifakı (future unit) or kat mülkiyeti (full title after iskan).

Where to check

  1. Registry record: the owner can view it on e-Devlet; buyers usually receive it from the seller or via a lawyer with a power of attorney.
  2. Parsel Sorgu: the TKGM map service shows location and area by block (ada) and parcel number.
  3. Municipality: occupancy permit, building permit and zoning status (Alanya, Manavgat or Gazipaşa municipality).
  4. Complex management: service-charge debts do not appear on the deed.

Red flags

  • pressure to pay a deposit without providing the record;
  • sale under an old or foreign power of attorney with no contact to the owner;
  • type or area on the deed not matching reality;
  • attachments or unclear annotations;
  • an offer to declare a lower price on the deed.

Frequently asked questions

Is a photo of the deed from the seller enough?

No. It may be outdated; a mortgage or attachment may have been registered since. You need the current record on the transaction date.
