When buying property in Türkiye in 2026, the following are added to the price: the title deed fee (4% of the declared value), the land registry service charge, a valuation report for foreign buyers, a sworn interpreter, compulsory earthquake insurance (DASK), VAT on some new builds and, after the purchase, annual property tax and complex service charges.
1. Title deed fee (tapu harcı) — 4%
The largest cost is 4% of the value declared on the deed. By law buyer and seller pay 2% each, but in practice the buyer often pays the full amount by agreement — state it in the contract. The declared value cannot be below the official tax value, and under-declaring creates tax and legal risks.
2. Land registry service charge (döner sermaye)
A fixed fee updated every year; confirm the current amount before the transaction.
3. Valuation report
Sales to foreigners require a report from a licensed valuation company; the fee varies.
4. Sworn interpreter and notary
A buyer who does not speak Turkish must have a sworn interpreter at the registry. Powers of attorney, certified translations and any notarised developer contract are charged separately.
5. DASK earthquake insurance
Compulsory for residences and required for the title transfer; the premium depends on area, construction type and risk zone.
6. VAT on new builds
VAT may apply when buying from a developer; the rate depends on the property. Foreigners buying a first-hand home paid in foreign currency from abroad may qualify for an exemption under strict conditions.
7. Annual costs after purchase
- Property tax (emlak vergisi): paid in two instalments per year; 0.1% of the tax value for residences, doubled (0.2%) within metropolitan municipalities such as Antalya.
- Service charges (aidat) in complexes, monthly.
- Utility deposits for water and electricity contracts.
- Tax on rental income if the property is let.
8. Estate agent commission
Commission is capped by regulation, but agree the exact terms in writing before viewings.
